EXTERIOR PAINTING SCOPE OF WORK

(This is Generic Exterior details descriptions and may not apply to all the jobs)

PRESSURE WASHING:

1. There is only one-way to remove multiple years of dirt build-up on your home – pressure washing. Using specialized power washing equipment enables us to remove dirt, salts, and other mineral deposits that are absorbed into the grain of the wood and pores of the stucco. The cleaner the surface, the better the paint will bond.

THE PREPARATION WORK / PRIOR TO APPLICATION OF PRIMER OR PAINT:

2. Dig a 2-4 inch of Trench along the bottom of the stucco.

3. Cover window, drive way and landscape with plastic sheets, paper rolls, and drop cloth.

4. Remove all peeling paint and other materials by wire-brushing and scraping.

5. Repair voids, nicks, cracks, dents, etc. using suitable patching materials.

6. Clean surfaces free of dust, dirt, oil, grease and other foreign matter prior to the application of the primer coat.

7. Prepare surfaces in a skillful manner, according to paint manufacturer's specification.

PRIME COAT:

8. Primer is used as a base coat because of its epoxy bonding agents that are designed to stick to the surface, it is applied to like glue. This allows the finish coat to go on more evenly and provides a thicker outer surface.

9. Depending on the condition of your surface, we will recommend the areas to be primed.

FINISH COAT:

10. The purpose of paint is to beautify and protect your home. A finish coat to your home provides an extra level of protection. Paint is latex based which means a thin layer of rubbery plastic is sealing your home or building.

11. The top coat on the woods will be 100% acrylic paint. This is much more durable than vinyl or other latex based paints. As it dries and cures, it is providing a harder shell than other latex paints. This paint costs 30% to 40% more per gallon than any other top quality latex paint. We use this product on all woods and stucco.

12. Apply material evenly, free from sags, runs, crawls, and defects. Mix to proper consistency, brush on smooth, leaving minimum of brush marks, also uniformly flow on enamel and varnishes.

13. Apply paint by brush, roller or spray.

14. Apply finish coats and undercoats for all types of finishes in strict accordance with paint manufacturers recommendations.

SITE CLEAN UP:

15. Remove all surplus materials and debris from the site at completion of each day's work.

16. Hazardous materials shall be disposed of in strict accordance with local, state and federal laws.

17. Leave Extra touch-up paints.

PAYMENT:

18. We do not ask deposit or pre-payments (contract under $10,000), we are so confident with our work. We ask for full payment after the job is completed.

THE GUARANTEE:

19. We are so confident in these products and our workmanship that we have a 1 Year Guarantee. We guarantee the paint for job for 1 year. That includes labor and material for 1 year. After one year, We will do any necessary repairs at $55 per man hour. No paint job is bulletproof. There may be minor cracks and peeling that could occur. An ounce of prevention is worth a ton of cure. However, a quality paint job will last for up to 10 years if every year, minor paint failures are scraped, sanded, primed, and touched up with the original paint. The problem is that most people allow the problem to get worse by not touching up the job. Moisture and exposure from the sun make these minor problems worse and extensive peeling and damage to the surface occurs exponentially over the next few seasons. Our annual average touch up takes only 2 to 4 hours for first or second year. Most painters are not willing to come out for such a small job. We will be willing to come our every year if you call us, and we will inspect the job and do the necessary touch ups.

INTERIOR PAINTING SCOPE OF WORK

THE PREPARATION WORK / PRIOR TO APPLICATION OF PRIMER OR PAINT:

1. Cover floors & windows with plastic sheets, paper and drop cloth.

2. Remove or tape off door knobs and switch plates, use tape to cover exposed areas.

3. Repair voids, nicks, cracks, dents, etc. using suitable patching material.

4. Clean surfaces free of dust, dirt, oil, grease and other foreign matter prior to application of the primer or finish.

5. Prepare surfaces in a skillful manner, according to paint manufacturer's specification.

PRIMER COAT:

6. Primer is used as a base coat because of its epoxy bonding agents that are designed to stick to the surface like glue. This allows the finish coat to go on more evenly and provide a thicker outer surface. Depending on the condition of your surface, we can recommend the areas to be primed.

7. Prime all Water Stains and Crayon marks with stain blocking primer.

WALLPAPER REMOVE:

8. Remove wallpaper and wash off the glue on the surface.

9. After removing wallpaper, repair voids, nicks, cracks, dents, etc. using suitable patching material. 10.Depending on the extent of the damages to surface of the wall, texturing might be necessary.

CABINETS PAINT / VARNISH:

11. We can Varnish or Paint Cabinets.

12. Painting Varnished Cabinets (brown shinny cabinet): Light Sanding, Cleaning surface from free of dust, oil and applying primer coat. After applying primer coat, we would sand the areas again prior to two Enamel finish coats.

CEILING PAINT / ACOUSTIC REMOVE & TEXTURE:

13. We can Paint Ceiling or Remove Acoustic (popcorn style) ceiling.

14. Remove Acoustic Ceiling and Repair voids, nicks, cracks, dents, etc. using suitable patching material.

15. Sand patched areas prior to Texturing.

16. Texture and prime all texture areas. Apply finish coat after primer. (We recommend two finish coats on top of new texture & primed areas.

FINISH COAT:
